General Roofing Questions
What does a new roof cost in Utah? +
Homer Roofing replaces most Utah asphalt shingle roofs for $8,500 to $25,000, and metal roofs typically start around $15,000. Where you land in that range depends on size, pitch, layers to tear off, shingle grade, and upgrades like ventilation or lifetime pipe jack boots. Pricing varies between our Logan and Woods Cross service areas based on local labor and material costs.
Anyone quoting a price over the phone without measuring is guessing. Use our instant estimate for a 60-second satellite ballpark, or schedule a free inspection for an exact written quote with no surprises.
Why are roofing quotes so different from company to company? +
Homer Roofing recommends comparing quotes line by line, because price gaps come from material grade, hidden items like underlayment and flashing, crew quality and insurance, warranty depth, and overhead, not random markup. The cheapest quote is rarely the best value. The most expensive is not automatic either.
Ask what is included, what the warranty actually covers, and whether you can reach that company in three years when something needs fixing. We show you exactly what we are installing, why, and what it costs. Line by line. No hidden fees. No bait and switch.
How do I get a price for my roof? +
Homer Roofing offers two ways to get a price: an instant estimate using satellite measurements in under 60 seconds, or a free in-person inspection for an exact written quote. The in-person inspection is more accurate. We see decking condition, existing layers, and roof complexity that satellite tools miss.
Anyone quoting a final price over the phone without measuring is guessing. Use the instant tool for a ballpark. Schedule the inspection when you are ready to move forward.
How long does a roof typically last in Utah? +
Homer Roofing has found that most Utah asphalt shingle roofs last 20 to 30 years, metal roofs last 40 to 60 years, and wood shake or tile fall in between. Utah's UV, freeze-thaw cycles, wind, and hail are hard on every roof. Ventilation is the biggest factor we see. A poorly ventilated attic cooks shingles from underneath and can cut years off the lifespan.
Under 15 years with no damage, you are fine. 15 to 20 years, worth a look. Over 20, start planning. We do free inspections and tell you honestly how much life is left.
What are signs my roof needs to be replaced? +
Homer Roofing recommends watching for shiny shingles, granules in your gutters, curling or missing shingles, daylight through attic boards, a sagging roofline, or leaks in more than one spot. Age amplifies every sign. Under 15 years with no symptoms, you are probably fine. Over 20 years with middle-stage signs, replacement is on the horizon.
Do not wait for an interior leak. By the time water is inside, decking, insulation, or framing is already wet, and the job turns into a remodel. We do free inspections and tell you honestly how much life is left.
How do I know if a roofing company is legit? +
Homer Roofing recommends verifying licensing, general liability and workers comp insurance, years in business, a physical office, manufacturer certifications, and a detailed written estimate before hiring any roofer. If anyone pressures you to sign today, walk away. A real company lets you take the estimate home and shop it.
Homer Roofing has been in business since 2003, runs offices in Logan and Woods Cross, holds GAF Master Elite certification (top 2 percent nationwide), and carries full insurance. We never pressure a decision.
What is GAF Master Elite and why does it matter? +
Homer Roofing's GAF Master Elite certification is GAF's highest contractor designation, earned by only 2 percent of roofers nationwide based on licensing, insurance, reputation, and ongoing training. It matters because standard warranties cover only the shingle itself.
Master Elite qualifies your roof for GAF's highest warranties, which cover the full system including workmanship. If something fails because of installation, GAF backs the repair, not just us asking you to trust we will still be around. See the warranty page for which tiers your roof qualifies for.
Do I really need to get my roof inspected every year? +
Homer Roofing recommends a professional inspection only after age 15 or after any major storm, not every year. Under 15 years old with no storm damage, just watch for shingles in your yard after high wind. Past 15 years, periodic checks catch small issues before they get expensive.
After hail or major wind, get an inspection regardless of age. Inspections are always free at Homer Roofing. We tell you honestly if your roof is fine.
Roof Replacement & Installation
How long does it take to replace a roof? +
Homer Roofing replaces a typical 2,000 to 3,000 square foot home in 1 to 3 days, with larger or more complex homes taking 4 to 5 days. Multiple tear-off layers add time. So do roofs with lots of valleys, dormers, vents, and chimneys. Extreme weather can push the schedule.
Once we complete your free inspection, we give you a clear timeline. We do not like surprises any more than you do.
Can a roof be replaced in the Utah winter months? +
Homer Roofing replaces roofs year round in Utah, including winter, with extra precautions like hand sealing valleys and edges so the shingle adhesive bonds correctly in cold weather. Asphalt shingles need warmth to fully self-seal. Nails hold everything in place until that happens.
We watch weather windows closely and never tear off if a storm is coming the next day. Winter installs also book faster, since our crews are less booked from November through February. Same roof. Same warranty.
Do I need to be home during the replacement? +
When is the best time of year to replace a roof in Utah? +
Homer Roofing recommends late spring through early fall as the ideal window, because asphalt shingles need sustained temperatures above 40 degrees Fahrenheit to fully seal. Summer offers the best sealing conditions.
We do install in winter when the roof cannot wait, with hand sealing on every shingle tab. Schedule earlier in the season to avoid the post-hailstorm backlog that hits every summer.
Should I repair or replace my roof? +
Homer Roofing recommends repair when damage is isolated and your roof is under 15 years old, and replacement when the roof is 20+ years old, damage is widespread, or repair costs hit 30 percent or more of replacement cost. We tell you which one you actually need, even when repair earns us less.
A free inspection makes the call easy. We show you what we see and walk through the math both ways. See roof repair and roof replacement for what each one involves.
Roofing Materials & Options
What is the best roofing material for Utah weather? +
Homer Roofing recommends GAF Timberline HDZ asphalt shingles for most Utah homes, GAF UHDZ for a thicker premium upgrade, and metal roofing for higher elevations or heavy-snow areas. There is no single best material. The right choice depends on budget, how long you plan to stay, and where you live in Utah.
We also install specialty products like wood shake and synthetics from Euroshield, DaVinci, and Brava when looks matter and the budget allows. We will help you pick the right material, not the most expensive one.
Metal roof vs shingles. Which one is worth it? +
Homer Roofing recommends asphalt shingles for most Utah homeowners and metal for those at higher elevations, in heavy-snow zones, or planning to stay 15+ years. Metal costs roughly double, lasts 40 to 60 years versus 20 to 30 for shingles, sheds snow and ice better, and adds resale value. If you are selling in 5 to 10 years, you usually will not recoup the metal premium.
We install both. We tell you which one fits your home, budget, and timeline. See asphalt shingle roofing and metal roofing for the full breakdown.
Do lifetime shingles really last a lifetime? +
Homer Roofing has found that lifetime asphalt shingles realistically last 20 to 30 years in Utah's climate, not the 50 the warranty implies on paper. The warranty behind the shingle matters more than the label. Standard manufacturer warranties cover only the shingle itself.
Homer Roofing's GAF Master Elite certification qualifies your roof for GAF's highest warranties, which cover the full system including workmanship. Every install also includes our own lifetime workmanship warranty. See the warranty page for what each tier covers.
Storm Damage & Insurance
How do I know if I have storm damage? +
Homer Roofing recommends looking for small dark spots or dents on shingles where granules have been knocked off, dents on metal flashing or gutters, and lifted or peeled shingles at edges and corners after a storm. If your neighbors are filing claims, your roof likely took the same hit. A lot of damage is not visible from the ground.
We do free inspections, document everything, and tell you whether what we find rises to a claim. See insurance claim assistance for the next step.
Do you help with insurance claims? +
Homer Roofing helps with insurance claims by inspecting and documenting damage, providing testing results, and meeting your adjuster on site at no extra cost, while you file the claim yourself. We guide and support you through the process. We are present at the meeting, we bring the documentation, and we help push the claim along.
We do not negotiate with the insurance company on your behalf. We never push you to file a claim for damage that does not warrant one. Learn more on our insurance claim assistance page.
Warranties
What warranty do you offer? +
Homer Roofing includes a lifetime workmanship warranty on every install, plus access to GAF enhanced warranties: System Plus, Silver Pledge with 10-year workmanship, and Golden Pledge with 25-year workmanship for HDZ or 40-year for UHDZ. If something fails because of how we installed your roof, we fix it at no cost to you.
Our GAF Master Elite certification is what unlocks the higher GAF warranties. See the warranty page for the full breakdown.
